These Terms & Conditions (“Terms”) govern the use of services provided by Lowcountry Surface Pros (“Company,” “we,” “our,” or “us”). By requesting a quote, approving an estimate, scheduling service, submitting payment, or using our website, you agree to these Terms.

Lowcountry Surface Pros provides exterior cleaning services in Charleston, South Carolina and surrounding areas, including soft washing, pressure washing, house washing, driveway and walkway cleaning, deck cleaning, fence cleaning, roof cleaning, gutter cleaning, and related exterior surface cleaning services.

1. Estimates and Quotes

All estimates are based on the information available at the time the quote is prepared. Pricing may be based on property size, surface type, condition, access, photos, measurements, customer-provided information, or visual inspection.

Final pricing may change if additional information is discovered before or during service, including but not limited to:

  • Incorrect property measurements or service area details
  • Heavy buildup, staining, algae, mildew, mold, oxidation, rust, oil, gum, efflorescence, or other surface contaminants
  • Limited access to service areas
  • Additional surfaces requested by the customer
  • Safety concerns or unusual working conditions
  • Water access issues
  • Surfaces requiring additional time, chemical treatment, or specialty cleaning

If pricing changes are required, Lowcountry Surface Pros will make reasonable efforts to notify the customer before performing additional chargeable work.

2. Scope of Work

The approved estimate or quote defines the services included. Any service not specifically listed may be considered excluded unless agreed to in writing.

For example, a house wash may include the exterior siding and basic exterior rinse-down, but may not include detached structures, fences, decks, roofs, driveways, patios, porches, pool decks, gutter interiors, heavy oxidation removal, rust removal, oil stain removal, concrete sealing, window detailing, or other specialty services unless specifically listed in the estimate.

Lowcountry Surface Pros may recommend additional services, but the customer is responsible for approving any additional work.

3. Deposits

A deposit may be required to schedule service. Unless otherwise stated, Lowcountry Surface Pros may require a 25% deposit to secure the appointment.

Deposits may be applied toward the final invoice. Deposits may be non-refundable in certain circumstances, including late cancellations, missed appointments, or failure to provide required access.

4. Payment Terms

Payment is due upon completion of service unless otherwise agreed in writing. Accepted payment methods may include cash, card, or other approved payment methods.

If payment is not received within 24 hours after completion, late fees may apply. Unless otherwise stated, overdue balances may be subject to a late fee of 10% per day after 24 hours.

The customer is responsible for all costs of collection, including reasonable attorney’s fees, court costs, payment processing fees, or collection agency fees, where permitted by law.

5. Scheduling and Access

The customer is responsible for ensuring that Lowcountry Surface Pros has safe and reasonable access to all areas included in the approved scope of work.

Before the scheduled service, the customer should:

  • Move vehicles, furniture, decorations, grills, planters, mats, toys, and fragile items away from work areas
  • Unlock gates or provide access instructions
  • Secure pets indoors or away from work areas
  • Close all windows and doors tightly
  • Notify us of any known leaks, damaged seals, electrical issues, loose siding, damaged paint, failing caulk, rotten wood, or fragile surfaces
  • Ensure exterior water access is available unless otherwise agreed

Lowcountry Surface Pros is not responsible for delays, incomplete service, or additional charges caused by lack of access, locked gates, blocked work areas, unavailable water, unsafe conditions, or failure to prepare the property.

6. Cancellations and Rescheduling

Customers should provide at least 48 hours’ notice to cancel or reschedule an appointment.

If a customer cancels within 24 hours of the scheduled appointment, the deposit may be retained. Customers may be offered the option to reschedule at Lowcountry Surface Pros’ discretion.

Lowcountry Surface Pros may reschedule service due to weather, equipment issues, safety concerns, staffing, traffic, water access problems, or other circumstances outside our control.

7. Weather Policy

Exterior cleaning is weather-dependent. Lowcountry Surface Pros may postpone or reschedule services due to rain, lightning, high winds, extreme temperatures, unsafe conditions, or other weather-related concerns.

Weather delays do not cancel the customer’s approved service agreement. We will make reasonable efforts to reschedule the service for the next available suitable date.

8. Customer Responsibilities

The customer is responsible for identifying and disclosing any known property issues before service, including but not limited to:

  • Leaking windows or doors
  • Damaged seals or weather stripping
  • Loose siding, trim, shutters, or fixtures
  • Oxidized siding or painted surfaces
  • Failing paint, stain, or sealant
  • Rotten wood or damaged decking
  • Loose mortar, cracked concrete, or damaged masonry
  • Electrical hazards, uncovered outlets, or exposed wiring
  • Delicate plants, landscaping, ornaments, or fixtures
  • Prior chemical treatments or coatings

The customer is responsible for removing or protecting personal property, fragile items, decorations, cushions, electronics, and valuables from the work area before service begins.

9. Water and Utility Access

Unless otherwise agreed, the customer must provide access to an exterior water source. The customer authorizes Lowcountry Surface Pros to use the property’s water supply as needed to complete the service.

Lowcountry Surface Pros is not responsible for low water pressure, unavailable water, damaged spigots, leaking hose bibs, or plumbing issues unless caused directly by our negligence.

10. Plants, Landscaping, and Surrounding Areas

Lowcountry Surface Pros takes reasonable precautions around plants, grass, landscaping, and surrounding areas. However, exterior cleaning may involve water, pressure, detergents, surfactants, sodium hypochlorite, or other cleaning solutions.

The customer should notify us before service of any sensitive plants, new sod, delicate landscaping, ponds, water features, garden areas, or special concerns.

Lowcountry Surface Pros is not responsible for pre-existing plant stress, poor drainage, fragile landscaping, unreported sensitive vegetation, or damage caused by conditions outside our control.

11. Surface Conditions and Pre-Existing Damage

Exterior cleaning may reveal pre-existing damage, stains, discoloration, oxidation, paint failure, wood deterioration, cracked concrete, failing sealant, rust, efflorescence, or other issues that were hidden by dirt, algae, mildew, or buildup.

Lowcountry Surface Pros is not responsible for pre-existing damage or for conditions that become visible after cleaning.

Some stains or contaminants may not be fully removable, including but not limited to:

  • Rust stains
  • Oil stains
  • Battery acid stains
  • Irrigation stains
  • Fertilizer stains
  • Paint stains
  • Oxidation
  • Efflorescence
  • Deep organic staining
  • Mold or mildew embedded below the surface
  • Prior sealer or coating failures

Specialty stain removal is not included unless specifically listed in the estimate.

12. Oxidation and Painted Surfaces

Oxidation is common on vinyl siding, painted metal, gutters, shutters, trim, and other exterior surfaces. Cleaning may reveal oxidation, streaking, fading, chalking, or uneven coloration.

Standard soft washing or pressure washing does not include oxidation removal unless specifically stated. Oxidation removal is a separate specialty service and may require additional pricing.

Lowcountry Surface Pros is not responsible for uneven appearance caused by oxidation, sun fading, failing paint, old coatings, or pre-existing surface deterioration.

13. Windows, Doors, and Water Intrusion

The customer is responsible for ensuring all windows and doors are fully closed and properly sealed before service. Lowcountry Surface Pros is not responsible for water intrusion caused by open windows, damaged seals, poor installation, defective weather stripping, pre-existing leaks, or building defects.

Exterior cleaning is not window detailing. Windows may have water spots, residue, or spotting after service. Professional window cleaning is not included unless specifically listed in the estimate.

14. Roof Cleaning

If roof cleaning is included, the customer understands that roof cleaning may involve chemical treatment and may not result in immediate full stain disappearance. Some roof stains may continue to lighten over time after treatment.

Lowcountry Surface Pros is not responsible for pre-existing roof damage, loose shingles, granule loss, leaks, failing flashing, brittle materials, or damage caused by prior installation or age-related wear.

15. Concrete, Driveways, Walkways, and Flatwork

Concrete and flatwork cleaning can improve appearance but may not remove all stains or discoloration. Oil, rust, irrigation stains, fertilizer stains, tire marks, paint, battery acid, red clay, and embedded contaminants may require specialty treatment and may not fully disappear.

Cleaning may reveal cracks, prior repairs, surface defects, or color variation. Lowcountry Surface Pros is not responsible for pre-existing concrete damage or permanent staining.

16. Decks, Fences, and Wood Surfaces

Wood surfaces vary in age, condition, prior coatings, moisture content, and durability. Cleaning may reveal discoloration, failed stain, splintering, loose boards, nail pops, rot, or other pre-existing issues.

Lowcountry Surface Pros is not responsible for pre-existing wood deterioration, loose boards, failed coatings, or uneven results caused by age, weathering, or prior treatments.

17. Satisfaction and Service Concerns

Lowcountry Surface Pros aims to provide professional service and quality results. If the customer has a concern about completed work, the customer must notify us within 48 hours of service completion.

We may request photos, perform an inspection, or return to address reasonable service-related concerns at our discretion. Concerns reported after 48 hours may be harder to verify and may not qualify for a return visit.

18. Limitation of Liability

To the fullest extent permitted by law, Lowcountry Surface Pros’ liability for any claim related to services shall not exceed the amount paid by the customer for the specific service giving rise to the claim.

Lowcountry Surface Pros is not liable for indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of use, lost profits, loss of property value, or business interruption.

19. Photos and Marketing

Lowcountry Surface Pros may take before-and-after photos or videos of completed work for documentation, quality control, training, advertising, website content, social media, or marketing purposes.

We will make reasonable efforts not to include personally identifying information, private details, license plates, or people without permission. If you do not want photos or videos used for marketing, please notify us in writing before service begins.

20. Website Use

The content on our website is provided for general informational purposes only. We make reasonable efforts to keep information accurate, but we do not guarantee that all website content, pricing, availability, or service descriptions are complete, current, or error-free.

Unauthorized use of our website, content, logo, photos, text, or branding is prohibited.

21. Third-Party Services

Lowcountry Surface Pros may use third-party platforms for quotes, scheduling, payments, text messaging, email, advertising, analytics, or customer communication. These third-party services may have their own terms and privacy policies.

Lowcountry Surface Pros is not responsible for third-party platform outages, errors, payment processing delays, or policies.

22. Governing Law

These Terms are governed by the laws of the State of South Carolina. Any dispute arising from services provided by Lowcountry Surface Pros shall be handled in the appropriate jurisdiction in South Carolina, unless otherwise required by law.

23. Updates to These Terms

Lowcountry Surface Pros may update these Terms & Conditions at any time. Updated Terms will be posted on our website with a revised effective date. Continued use of our website or services after updates are posted means you accept the revised Terms.
